How much is the rent per month?

The cost of rent per month ranges from $2199CAD for Modern Studio on the low end, to $2599CAD for Corner Studio which is the largest unit. Harbor Studio, and Sky Studio rent for $2399CAD. The cost difference comes down to the size of the unit, and whether or not the unit comes with AC/desk/chair. Despite the cost difference every unit comes with a baseline set of features: queen size bed, full kitchen, full bathroom, in-suite laundry, dining table, couch, and fast internet.

What is the minimum stay or lease length?

Our business is primarily setup to accommodate month or longer stays.

Are utilities included?

Yes, utilities are included. The monthly rental cost covers heat, electricity, internet, and water.

Is parking included? If not, where can I park and how much does it cost?

The units do not have dedicated parking stalls assigned to them in the building, however there are lots of parking options nearby. Centennial Square Parkade, and Bastion Square Parkade are a 5 minute walk away with reasonable rates. You can find free long term parking on Sitkum Road in Vic West which is a 14 minute walk. The building has a high walkability score with lots of transportation options nearby: bike paths, BC Transit city buses, Uber, Modo, and Evo. Are the suites furnished? What exactly is included?

Yes, all the suites are fully furnished. Each unit comes with a queen size bed, dining table, and couch. Please note the following exceptions: Harbor Studio has a bench and moulded plywood chair instead of a couch, and Modern Studio has a bench instead of a dining table. All suite kitchens contain glasses, mugs, cutlery, chef's knives, cutting boards, pots, pans, plates, and coffee makers. The bathrooms come with full sized towels, hand towels, soap, shampoo and conditioner.

Is there in-suite laundry?

Yes, all suites come with in-suite laundry: specifically a standalone clothes washer and dryer.

Are pets allowed? Is there an additional pet deposit or fee?

Pets are not allowed.

How many people can stay in the suites?

Visitors are welcome, but only 2 people may stay overnight.

What size are the suites, and how many bedrooms and bathrooms are there?

All of the suites are studios with murphy beds, and full sized bathrooms and kitchens.
Modern Studio is 260 sq ft.
Corner Studio is 307 sq ft.
Harbor Studio is 297 sq ft.
Sky Studio is 297 sq ft.

Is Wi-Fi included, and how fast is it?

All suites are Wi-Fi equipped with speeds of 100Mbps.

Is there air conditioning?

Modern Studio has air conditioning.
Corner Studio has air conditioning.
Harbor Studio has a fan.
Sky Studio has a fan.

Is there an elevator? What floor is the suite on?

There are two elevators in the building. All units can be accessed by either elevator, stairs, or walking on the ground floor.
Modern Studio is on the 2nd floor: elevator and stair access.
Corner Studio is on the 2nd floor: elevator and stair access.
Harbor Studio is on the ground floor.
Sky Studio is on the 4th floor: elevator and stair access.

Is there a balcony or outdoor space?

The 5th floor of the building contains an indoor kitchen, couches, and dining area. There is also an outdoor dining area and BBQ on the same floor.
Modern Studio has two windows to the outside, but no balcony.
Corner Studio has two windows to the outside, but no balcony.
Harbor Studio has a sliding glass door that leads to an outdoor patio.
Sky Studio has a sliding glass door and a Juliet balcony (guardrail).

How far is the suite from downtown, the Inner Harbour, offices, hospitals, or UVic?

The building is located in the historic centre of downtown Victoria, BC. All the major landmarks of downtown Victoria are a short walk away. The University of Victoria (UVIC) is a 16 minute drive by car, or 28 minute bus ride away. The nearest hospital is the Royal Jubilee and it is 9 minutes by car, and 22 minutes by bus. Victoria General is further out at 18 minutes by car, or 30 minutes by bus.

Is the neighbourhood safe and quiet?

The neighbourhood is safe, but beware of car break-in and bike theft. Items should never be left in a vehicle in plain sight. Remove valuables from your vehicle or secure them in the trunk. Bicycles should always be locked up.

Is there somewhere secure to store bicycles?

Bicycles can be secured near the building with a lock, or brought directly into the unit for extra security.

Is smoking or vaping allowed?

Smoking and vaping are not allowed in the suites, or anywhere in the building.

Can I see the suite before renting it?

No. We are usually not on site and the suites are frequently occupied. The photos are accurate and we can provide video walkthroughs as well.

What do you require to approve an application?

To secure your booking we need your full name, phone, email, address, one piece of government issued ID, and a damage deposit which is 50% of the cost of one months rent. The damage deposit is returned at the end of your stay if the suite is in good condition.

Yes. Each suite is licensed by the City of Victoria:

What do you do with the ID I send you?

Your ID has one purpose: confirming that the person booking is the person staying. We keep it no longer than we need to. It is held in a secure location, is never shared with or sold to anyone, and is permanently deleted one month after you check out. You can read more in our privacy notice.

How much is the security deposit?

We take a damage deposit of 50% of the cost of one months rent. This is returned at the end of your stay, after an inspection is conducted, if there is no damage to the suite.

When is rent due and how do I pay it?

Rent is due on the first day of the month and it can be paid by Interac e-transfer (email money transfer or EMT), cash, or credit card.

Can I extend my stay if I need to?

Yes. Just let us know how long you want to extend by and if there is availability we will do what we can to accommodate you.

What happens if I need to leave early?

You can check-out of the suite whenever you like. Just remember to leave the building fob on the kitchen counter and let us know you have left. You will not be refunded if you leave early.

What is your cancellation policy?

Full refund if you cancel within 48 hours of booking or at least 30 days prior to check-in.

How can I be sure your business is legitimate?

We are an Airbnb Superhost, which is a status Airbnb awards only to hosts who maintain a high rating, a strong response rate, and a low cancellation rate over time. Is the building wheelchair accessible?

Yes, the building is wheelchair accessible. The main entrance includes a ramp for easy access, and there is an elevator in the building to reach the units comfortably.
